ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot 1 on a certain map entitled "Map of Greenfields at Southold" and filed
in the Office of the Clerk of the County of Suffolk on November 10, 1975 as Map No. 6313, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Tucker Lane where the same is intersected by the division line between
Lots I and 2 on the aforesaid map said point also being distant 425 feet northerly as measured along Tucker Lane from the
northerly end of the curve connecting the easterly side of Tucker Lane with the northerly side of Greenfields Lane;
RUNNING THENCE from said point or beginning along the easterly side of Tucker Lane, North 21 degrees 50 minutes
30 seconds West 150 feet to land now or formerly of Helinski;
RUNNING THENCE along said land, North 68 degrees 39 minutes 10 seconds East, 270 feet to Park and Playground
area;
RUNNING THENCE along said land, South 21 degrees 50 minutes 30 seconds East, 150 feet to the division line between
