WITNESSETH,that the Arty of the first part,in consideration of Ten Dollars atij other valuable cuftsideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
t}Q ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
and known and dcaigaate-1 as Plots N=bcred 1, 2 and the adjoining easterly
10 feet of Plot Number 3 in Block B, as shown on a certain Map made July 22,
t 1930, by Daniel B. Young, P.E. and L.S., entitled "Map of Reydou Shores, Inc.,
Bayview, L.I., N.Y., in the Town of Southold, Suffolk County, N.Y.", and
filed in the Office of the Clerk of Suffolk County, Riverhead, New York on
July 2, 1931, as Map Number 631, which said Lots and Part of Lot when taken
together are bounded and described as follows:
BEGINNING at a monument set in the northerly end of the are of a curve connecting
the northwesterly side of Oak Drive with the northeasterly side of West Shore
Drive and from said point or place of beginning;
RUNNING THENCE westerly along a base line, North 49 degrees 48 minutes 40 seconds
West a distance of 65.0 feet to a point;
RUNNING THENCE North 40 degrees 11 minutes 20 seconds East 191.05 feet;
THENCE South 44 degrees 58 minutes 30 seconds East 65.23 feet to a point;
RUNNING THENCE South 40 degrees 11 minutes 20 seconds West and along the
northwesterly side of Oak Drive a distance of 177.0 feet to a monument and the
point or place of BEGINNING.
TOGETHER with all right, title and interest in a strip of land between the
base line and West Shore Drive.
Siad premises being more particularly designated as 1725 Oak Drive, Southold,
New York.
Grantor being the same as the Grantee by Deed dated November 12, 1976, and
recorded in the Office of the Clerk of Suffolk County on November 18, 1976.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all elle estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the 'same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
