Telephone SO 5-2660 MINUTES Southold Tov~n Board of Appeals August 15, 1957 A reguls,r meeting ol~ the Southold Town Board of ~peals was held at 7:30 P.M. on Thursday, Au~st 15, 1957, at the Town Clerkts Office in Southold, N.Y. There were present: Mr. Gillispie, Jr.; Chairm~n, I~Ir. Bergen, Mr. t{osenberg and Mr. Gregonis. Also present: I~. Terry, Building Inspector. Absent: Mr. Serge Doyen, Jr. Minutes of the August 8th meeting were read. On motion r~de by ~. Bergen, seconded by ~. Rosenberg, end carried, minutes were approved. Mrs. Thonm~s Jurzenia of Kerwin Blvd., Greenport, N. Y., discussed with the Board property at WickhamPark, Greenport, on filed map of Peconic Bay Estates. She advised theft they own property there on w?~ch they intend to budld a Motel. There are 3 houses on this property now, one 20~ x 24t and the other two a~out the same size with the exception that they have small porches attached. In order to construct the Motel they will have to move the three houses 8~d are interested in purchasing Lots 35, 36 and 37 from Mr. Howard P. Barnes of Lynbrook, N. Y. These lots owned by Mr. Barnes on above mentioned filed map averse from 50 to 75 feet in width and approximately 200~ or more in depth. Board advised that the Town Board will reapprove some of the old filed maps and if the m~p in question is reaoproved there would be no need to apply for a variance. If map is not approved ~y the ToE Board then Mrs. Jurzenia would have to get in touch with Mr. Barnes and have him file an appeal for a variance to the Zoning Ordinsnce on the three lots. Board advised that under the present ordinance they could not ~pprove a variance on a 50~ lot. Mr. N. C. Parsons, Traffic and Permit Engineer of the State of New York, Department of Public Works, Ba%~ylon, ~. Y., attended the meeting in response to invitation of the Board. Mr. Parsons discussed safety requirements applying to Gasoline Service Stations and gave the following detailed account of the usual procedure $ 1. Corner curbing would have to be 251 before they could start an entrance except in special cases where the property is very small the cur~i~g might be reduced slightly. 3. We usually request that the entrances be on an angle , from 30 to 45 degrees, to permit trafficm to move slowly and smoothly and not straight in to the station. 4. A minimum of 15t for setback should be retsined as lO! is a little too close from the property line to the pump islands. 5- Restrictions concerning anything within the property line is the prerogative of the Town. 6. We could specify that an asphalt black top be put in all the way to the curbing, which would provide a sidewalk, and a low b~.rrier type fence betweea entrances so that cars would not cut across. 7. Tanks can be set anywhere, depend%ngupon the layout of the property. 8. Fills for the pumps must Be on the property, not on the sidewalk. 9. There are no restrictions on tanks. If you want to set up a standard as to location of tanks that is your prerogative. They should be set so that they do not effect station Operation, preferably Sehind the pump line. 10. Signs should be placed on the property and not overt~ang property line. Mr. Parsons further explained that his department operates solely through Permit of Access. Each station applies for their own permit. The Department of Labor checks safety requirements concerning buildings. In the case of trees just outside of the property, at least one of the trees will have to come out. They will have to get permission from your department and must apply to our office for permission to do the work. w~' ~khs~~Pa~rk,~ Mr. James Hendry, 632 Roanoke Ave., Riverhead, N. Y. - Lot No. 78, Wic ' Greenport, N. Y. This is a corner lot 75~ front x 180! deep, which Mr. Hend~.y purchased 4 years ago. He intends to Suild house 45! x 58! in center of property, which would leave sidelines of 6-1/2! on either side of house.
