A PREVIOUS APPEAL has not been made with respect to this decision of the Building Inspector or with respect to this property. REASON FOR APPEAL A Variance to the Zoning Ordinance is requested for the reason that 1. An undesirable change will NOT be produced in the character of the neighborhood or a detriment to nearby properties, if granted BECAUSE: • The proposed construction is consistent with the character of the neighborhood. The area for which the variance is requested is the rear corner of the existing house, where the applicant proposes to square off the corner to accommodate the overhang of the roof of the proposed addition. 00 O. 2. The benefit sought by the applicant CANNOT be achieved by some method, feasible for the applicant to pursue, other than the area variance BECAUSE: • The existing house is located less than 75' from the bulkhead. 3. The amount of relief requested is not substantial BECAUSE: • The existing setback from the bulkhead is 60'; the proposed setback is 62'. • This relief is requested to accommodate the overhang of the second story addition. • The first floor area beneath the overhang will be an extension of the existing bedroom. 4. The variance will NOT have an adverse effect or impact on the physical or environmental conditions in the neighborhood or district BECAUSE: • There will be no increase in density or traffic. • Appropriate erosion control measures will be taken during construction to prevent run-off from entering the waterway. • Drywells will be installed to prevent potential drainage problems from roof runoff. 5. Has the alleged difficulty been self-created? ( ) Yes. ( X ) No. 6. This is the minimum that is necessary and adequate, and at the same time preserve and protect the character of the neighborhood and the health, safety and welfare of the community.
