Subject: 650, The Esplanade, Southold, NY 11971 TU�, OF:ou HOLD It was reported to me that most of the work was completed under the supervision of the previous owner and his contractor prior to the current owner taking possession of the premises on 7/12/13. My findings are as follows and are limited strictly to the as-built deck and the access/egress stairways: (1) My initial inspection leads me to conclude that to the best of my knowledge, the deck appears to have been constructed in accordance with the planning rules and construction codes in effect on 7/12/13. In particular the posts appear to have been supported on footings buried 3ft below grade, the lumber appears to be of a treated variety, the size of the lumber and the support spacing are appropriate and the types of fastener, etc. also appear to be typical of the construction methods of the time. (2) The construction is in accordance with my as–built drawing # 073015 Rev 0 which forms part of the as-built building permit approved on 8/18/15 by Southold Building Dept with the exception that the specified handrails were not installed on the three stairways from the deck at the time of my second inspection. (3) My final inspection conducted on September 4th, 2015 found that the hand rails have now been installed by the current owner's contractor and construction is complete. The house was built in 1999 for the first owner Mr and Mrs. Conner. The architect's drawing shows a 107 sf rear deck and step down into the rear yard to provide egress from the rear of the building. The current rear deck is actually 1500sf and I have not seen records showing when the expansion took place. The current owner,states that when she fairly recently purchased the property the current deck was in place.Acting upon her instruction, I have prepared a plan the current as-built deck and the associated as-built building permit application for your review and approval.
