WITNESSETH, that the party of the first part, in consideration of one dollar and other good and
valuable consideration, lawful money of the United States, paid by the party of the second part,
does hereby remise, release and quitclaim unto the party of the second part, his heirs and assigns
forever, all that certain plot,piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Hamlet of New Suffolk, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot 3 on a certain map entitled"Map
of Thomas McCarthy," filed in the Suffolk County Clerk's Office on June 15, 1994, as Map No.
9520,being more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of King Street, distant 52.06 feet west, as
measured along the northerly side of King Street, from the corner formed by the intersection of
the northerly side of King Street and the westerly side of Third Street;
RUNNING THENCE along the northerly side of King Street, south 89 degrees 15 minutes 10
seconds west, 50.00 feet;
THENCE north 00 degrees 16 minutes 52 seconds east, 110.00 feet;
THENCE north 00 degrees 17 minutes 30 seconds east, 36.03 feet(actual, 36 feet Deed);
THENCE north 89 degrees 15 minutes 10 seconds east, 50.02 feet(actual, 50 feet Deed);

AND the party of the first part/grantor, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part/grantor will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of the improvement before using any part of the total of the same for any other purpose. The
word "party"or"grantor" shall be construed as if it read "parties" or"grantors" whenever the
sense of this document so requires.
