WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in tdffiwn of Southhold, at Arshamomague. Countv of Suffolk and
State of New York,known and designated as lot no 22 on a certain map
entitled, "MAP OF SUB-DIVISION WILLOW POINT" filed in the Suffolk County
Clerks Office on 6/16/66, as map no. 4652 more particularly bounded and
described as follows: BEGINNING at a point on the northeasterly side of
Bay Home Road at the extreme northwesterly end of the arc of a circle
connecting the northwesterly side of Bay Home Road with the northerly
side of 50 foot wide private road known as Willow Point Road; Thence
north 37 degrees 14 minutes 50 seconds west, along the northeasterly
side of Bay Home Road, 100.00 feet; Thence north 52 degrees 45 minutes
10 seconds east, 140.00 feet; Thence north 13 degrees 21 minutes 30
seconds east, 49.56 feet more or less to the southerly edge of DUG
CANAL; Thence northerly along said southerly edge of DUG CANAL, 30.00
feet more or less; Thence south 11 degrees 20 minutes 20 seconds east,
168.31 feet more or less to the northerly side of Willow Point Road,
Thence in the westerly direction along the northerly side of Willow
Point Road along the arc of a curve having a radius of 273.75 feet, a
distance of 85.00 feet; Thence south 52 degrees 45 minutes 10 seconds
west, along the northerly side of Willow Point Road 20..00 feet to the
extreme northeasterly end of the aforementioned arc of the circle
connecting the northerly side of Willow Point Road with the
northeasterly side of Bay Home Road; Thence westerly and northwesterly
along the arc of said circle having a radius of 25,00 feet a distance of
39,27 feet to the extreme northwesterly end of said arc at the point or
place of BEGINNING.
BEING the same premises conveyed to the party of the first part by Deed
dated June 1, 1984, recorded June 19, 84 in Liber 9584,page 29.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and ail the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
