CYNTHIA C. SAINT-AMAND, late of New York, New York, who died on the 29th day of

and NATHAN E. SAINT-AMAND, as trustee of the CREDIT SHELTER TRUST UNDER
ARTICLE 4 OF THE WILL OF CYNTHIA C. SAINT-AMAND, having an address at 2 East
88th Street, New York, New York 10128, Grantee.
WITNESSETH, that the Grantor, to whom ancillary letters testamentary were issued by
63-16°0 the Surrogate's Court, New York County, New York on April 14, 2011, and by virtue of the
S— esP power and authority given in and by said last will and testament, and/or by Article 11 of the
Estates, Powers and Trusts Law, does hereby grant and release unto the Grantee, the distributees

New York, and by the tax map designation, District 1000, Section 8, Block 2, Lot 7.1.
TO HAVE AND TO HOLD the premises herein granted unto the Grantee, the
distributees or successors and assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the
Grantor will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The words "Grantor" and "Grantee" as used herein shall be construed to read in the plural
whenever the sense of this deed so requires.

ALL that lot or parcel of land, with all improvements
thereon, in the Town of Southold, Suffolk County, State of
New York, being a part of that portion of Fishers Island
belonging to the grantor (which portion is hereafter
called the "Park") lying easterly of the following line,
viz:
BEGINNING at the southeasterly corner of land owned by the
United States, known as the Fort H. G. Wright Military
Reservation, Mount Prospect Tract on the shore of Block
Island Sound on the Atlantic Ocean and running thence
northerly following the east boundary of the said land of
the United States and the southerly line of East End Road
(sometimes called Oriental Avenue) and which point is the
northeasterly corner of land of the United States;
THENCE crossing the East End Road and following the same
course as the last to the shore of West Harbor or Fishers

ninety-four hundredths feet South of another point, which
is seven hundred ninety and fifty-seven hundredths feet
West of a stone monument marking the U. S. Coast and
Geodetic Triangulation Station "Chocomount 2" (which said
"Chocomount 2" monument is located on the summit of the
highest hill on Fishers Island, N.Y. , about two and
one-quarter miles West of the Eastern End of Fishers
Island and lies South 79 degrees 29 minutes 45 seconds
East of North Dumpling Light in Fishers Island Sound); and
from said point running South 43 degrees 11 minutes 00
seconds West eighty-seven and twenty-one hundredths feet;
THENCE South 45 degrees 08 minutes 40 seconds East
forty-one and forty-nine hundredths feet;
THENCE South 60 degrees 14 minutes 20 seconds West two
hundred sixty-eight and seventy-eight hundredths feet;

• PROVIDED, HOWEVER (a) that said easement shall terminate auto-
matically without notice or further act, in the event that another
roadway shall at any time be laid out affording to the premises
hereby conveyed legal access to said main private road; and (b)
that the grantor hereby reserves the right to change the location,
route or grade of such right of way from time to time, provided
that such change shall not prevent adequate access to the premises
hereby conveyed.
TOGETHER with .an easement to the grantee, his heirs
and assigns for ingress to and egress from the premises hereby
conveyed over and along such private roads of grantor as now or
may hereafter exist connecting said fifteen foot right of way,
above mentioned, with the public highway; provided, however, that
the grantor hereby reserves the right to change the location,
route or grade of said roads from time to time, provided that such
change shall not prevent adequate access to said right of way.

TOGETHER with a non-exclusive Right of Way 40.00 feet wide adjoining the above
described premises on the Norttuest leading Northeasterly to a certain 15.00
feet wide Right of Way leading Northwesterly to the Main Private Road and
TOGETHER with anon-exclusive easement.of ingress and egress over said 15.00
foot wide Right of way to the Main Private Road.
NSUBJECT to a Right of Way 40.00 feet wide over a Portion of the Northwesterly
