\�J LC wITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
\� ALL that certain plot, piece or parcel of land, with the buildings and imptovmets dwoon ereetd, situate,
lying and being bcdm .at Mattituck, Town of Southold, Suffolk County, New

"Nattituck Estates, Inc." and filed in the Office of the Clerk for the
County of Suffolk on Septmeber 8, 1965 as Map No. 4453, which said
lot is more particularly bounded and described according to said,
map as follows:
BEGINNING at a point on the northwesterly side of Cardinal Avenue
distant 270-PO feetsoutheasterly from the extreme southeasterly
and of the curve connecting the northwesterly side of Cardinal
Avenue with the southwesterly side of Azalea Road;
HYING TBSNC$ North 47 degrees 04 minutes 00 seconds East 259.74
feet;
THENCE South 01 degrees 34 minutes 30 seconds West, 334.11 feet;
i THENCE South 50 degrees 40 minutes 10 seconds West, 25.58 feet to
the northwesterly side of Cardinal Avenue; and
THENCE North 42 degrees 56 minutes 00 seconds West along the north.-
westerly side of Cardinal Avenue, 236.66 feet to the point or place
of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the party
of the first part by deed dated 11/1/71 and recorded in the Office
of the Clerk of the County of Suffolk on 11/10/71 in Liber 7044

SUBJECT to any state of facts an accurate survey may show.
SUBJECT to Covenants, restrictions, reservations and easements of
record.
TOGETHER with all right, title and interest,if any,of the party of the first part of, in and to any Weeb and
roads abutting the above-described premises to the center lines thereof; TOGETHER with theAnnurbinamem
and all the estate and rights of the party of the first part in and to said premum; TO HAVAND TO
HOLD the premises herein granted unto the party o` the second part, the •had or suaesaors and assigIas of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as afores"
AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of
the first part win receive the consideration for this conveyance and will hold the tight to read. such coni
enation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
