BARGAIN AND SALE DEED with Covenant against Grantor's Acts
THIS INDENTURE, made the 16th day of June in the year 2015 BETWEEN
DIANE CARPENTIERI, residing at 520 1" Street, Greenport, NY 11944, party
of the first part and
CAROL ANN LANE, residing at 180 East End Avenue, Apt. 15C, New York,
NY 10128, party of the second part.
WITNESSETH, that the party of the first part in consideration of ten dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever,
ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being in the
(see attached schedule "A").
BEING AND INTENTED TO BE THE SAME PREMISES AS DESCRIBED
IN DEED MADE BY RAYMOND VAN ETTEN, AS EXECUTOR OF THE LAST
WILL AND TESTAMENT OF MARYLIN VAN ETTEN RECORDED 10-02-96 IN
LIBER 11795 PAGE 296 IN THE OFFICE OF THE COUNTY CLERK, COUNTY
OF SUFFOLK, STATE OF NEW YORK.
TOGETHER with all right, title and interest, if any, of the party of the first part
of, in and to any streets and roads abutting the above described premises to the center
lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been encumbered in any way
whatsoever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this conveyance
and will hold the right to receive such consideration as a trust fund to be applied first for
the purpose of paying the cost of the improvement and will apply same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of
this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Greenport, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of First Street where the same is intersected by the northerly side of land now
or formerly of Sherwood, said point being also distant 206.29 feet northerly from the corner formed by the intersection of
the northerly side of Center Street and the easterly side of First Street and from said point of beginning;
RUNNING THENCE along the said easterly side of First Street, North 6 degrees 48 minutes 40 seconds West, 51.25 feet
to land now or formerly of Snead;
THENCE along said last mentioned land, North 82 degrees 54 minutes 40 seconds East, 135.71 feet to land now or
formerly of Armstrong;
THENCE along said last mentioned land, and along lands now or formerly of Schaumberg and Lipman, South 6 degrees
55 minutes 40 seconds East, 51 feet to the aforesaid land now or formerly of Sherwood;
THENCE along said last mentioned land, South 82 degrees 48 minutes 20 seconds West, 135.82 feet to the easterly side
of First Street at the point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
