PATRICIA A. AYLWARD, residing at 1 Tappanwood Drive, Lattingtown, NY 11560,
JANET M. GOLON, residing at 33 Matinecock Lane, Lattingtown, NY 11560, and
ROBERT J. AYLWARD, residing at 530 E. 70h Street (Apt. 21AB), New York, NY 10021,
as tenants in common, party of the second part
WITNESSETH, that the party of the first part, to whom Letters Testamentary were issued by the
Surrogate's Court, Nassau County, New York on March 20, 2014, and by virtue of the power and
authority given in and by said Last Will and Testament, and/or by Article 11 of the Estates, Powers
and Trusts Law, and in consideration of a Receipt and Release from the party of the second part
acknowledging the distribution of the within described property as part of the settlement of the ESTATE OF
JOAN M. AYLWARD, does hereby grant and release unto the party of the second part,.the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate, lying and being in the village of Cutchogue,
County of Suffolk, Town of Southold, and State of New York, and known and described on a
certain map of Beachwood Colony Property, made by Franklin F. Overton, Surveyor, September
1916, filed in the office of the Clerk of the County of Suffolk on the 14`h day of February 1917 as
map no. 727, as and by the lot number 4, bounded and described as follows:
BEGINNING at a point on Great Peconic Bay, at a certain iron pipe monument distant 120 feet
easterly of land of Mrs. O.B. Goldsmith; RUNNING northerly a distance of 343 feet along the
easterly boundary of lot No. 3 to a certain iron pipe monument adjoining the lands of Henry V.
Downs; THENCE along the lands of Henry V. Downs north 74° 42' east a distance of 40 feet to a
certain other iron pipe monument; THENCE southerly a distance of 346 feet to a certain other iron
pipe monument on Great Peconic Bay; THENCE westerly along Peconic Bay, a distance of 40 feet
to the point or place of beginning.
Together with a right-of-way over and through the lands lying west of said premises and thence over
and through the land now or formerly of Henry V. Downs to New Suffolk County.
SAID PREMISES BEING KNOWN AS 25 Beachwood Road, Cutchogue, New York 11935.
Being and intended to be the same premises described in the deed to the party of the first part herein
by deed dated November 26, 1971 and recorded December 1, 1971 in the Suffolk County Clerk's
Office at Liber 7058, CP 190. Said premises being transferred to the party of the second part as a
distribution from the Estate of Joan M. Aylward, deceased.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
road abutting the above described premises to the center lines hereof; TOGETHER with the appurtenances
and ali the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party
of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
