CONSTANTIA PAVLOU, AS TRUSTEE OF THE CONSTANTIA PAVLOU QUALIFIED PERSONAL
RESIDENCE INTEREST TRUST
having an address at 166-25 Powells Cove Boulevard, Apt. C, Beechhurst, NY 11357
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars ($10.00) and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
ALL of the twenty-five percent (25%) tenant-in-common interest of the party of the first part in and to that certain
plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York, further bounded and described as follows:

BEING the same premises conveyed by Deed dated May 9, 1997 to Andreas Pavlou, Constantia Pavlou, George
Pavlou and Theophanis Pavlou, as Tenants in Common and recorded in the Suffolk County Clerk's Office on May
20, 1997 in Liber DOOO1183 1, Page 557; and
BEING the same premises conveyed by Deed dated 2015 from Andreas Pavlou, as to a twenty-five
percent (25%) tenant -in common interest to Andrea Pavlou, as Trustee of the Andrea Pavlou Qualified Personal
Residence Interest Trust and recorded simultaneously herewith in the Suffolk County Clerk's Office.
The remaining fifty percent (50%) tenant -in common interest in the property will be vested in George Pavlou and
Theophanis Pavlou, as Tenants in Common.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the second part
forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for any other purpose.
AND the party of the first part covenants as follows: that said party of the first part is seized of the said premises in
fee simple, and has good right to convey the same; that the party of the second part shall quietly enjoy the said
premises; that the said premises are free from encumbrances, except as aforesaid, that the party of the first part will
execute or procure any further necessary assurance of the title to said premises; and that said party of the first part
will forever warrant the title to said premises.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land, situate, ling and being at Mattituck, Town of
Southold, County of Suffolk and State of New York, known and described as part of Lot No. 5
plus a ten foot strip on "Map of Caption Kidd Estates" filed in the Office of the Clerk of the
County of Suffolk on January 19, 1949 as Map No. 1672 and more particularly described as
follows:
BEGINNING at a monument on the southeasterly line of Sound Beach Drive 12.0 feet
northeasterly along said southeasterly line for the southwesterly line of said Sound Beach Drive,
said point of beginning being a northerly corner of Lot #4 as shown on "Map of Captain Kidd
Estates" filed in the Suffolk County Clerk's Office as Map No. 1672; from said point of
