WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration, paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Village and Town of Southold, County of
Suffolk and State of New York, being designated as Lot Nos. 79 and 80 on a map entitled "Map of Cedar Beach Park"
filed in the Office of the Suffolk County Clerk on December 20, 1927 as Map No. 90, bounded and described as follows:
BEGINNING at a point on the southerly side of Lakeside Drive (a private road) said point being the division line of Lots
80 and 81 on the aforesaid map;
RUNNING THENCE along the southerly side of Lakeside Drive, North 79 degrees 30 minutes East, 174 feet to the
division line of Lots 79 and 78 on aforesaid map;
THENCE along said division line, South 22 degrees 30 minutes East, a distance of 164.66 feet to the shore line of
Pleasant Inlet;
THENCE southwesterly, southerly and southeasterly along the shore line of Pleasant Inlet the following two (2) courses
and distances:
1. South 53 degrees 39 minutes 07 seconds West, 30.69 feet;
2. South 12 degrees 19 minutes 02 seconds East, 26.13 feet to a point on the northerly side of Cedar Beach Drive East (a
private road);
THENCE along the northerly side of Cedar Beach Drive East (a private road ) the following three (3) courses and
distances:
1, North 83 degrees 26 minutes West, 80.39 feet;
2, North 79 degrees 16 minutes 50 seconds West, 97.75 feet;
3. South 77 degrees 14 minutes 00 seconds West, 32.73 feet to a point being the division line of Lots 80 and 81;

place of BEGINNING.
