SHEPARD and JOAN SHEPARD, persons married to each other, both residing at 1605 Belmont Avenue, New Hyde Park NY 11040, party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold; County of Suffolk and State of New York, known and designated as and by the Lot Number 18, on a certain map entitled, "Map of Yennecott Park, " and filed in the Office of the Clerk of the County of Suffolk on October 9th, 1968 as Map No. 5187, which said lot is bounded and described according to said map as follows: BEGINNING at a point on the southerly side of Long Creek Drive distant 450. 57 feet, plus or minus, westerly from the corner formed by the intersection of the southerly side of Long Creek Drive with DIST the westerly side of Laurel Avenue, said beginning point also being 1000 where the division line between Lots 17 and 18 according to said SECT map intersects the southerly side of Long Creek Drive; 055. 00 RUNNING THENCE South 90 30' 4011 East along said lot 146.21 feet to BLOCK the northerly line of Lot 35; 04. 00 THENCE South 740 12' 3011 West along said lot 145. 64 feet to the LOT division line between Lots 18 and 19; 010. 000 THENCE North 90 30' 4011 West along said division line 170.26 feet to the southerly side of Long Creek Drive; THENCE North 830 43' 0011 East along the southerly side of Long Creek Drive 145.00 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to Grantor and Richard D. Braun, deceased March 4, 1989, by deed dated September 17, 1982 and recorded September 23, 1982 in Liber 9246 page 12. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said -premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first(part.will receive the consideratign-for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other ¢urpcse.
