of the first part, and

SUSAN M. HULSE, residing at 15 Primrose Path, Manorville, NY, 11949; and
VICTOR B. TRUNCE, residing at 95 Main Bayview Road, Southold, NY, 11971
party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament and in consideration of TEN ($10.00) dollars, paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Southold, Town of Southold, County of Suffolk, State of New York, which by
reference to a survey thereof made May 26, 1933, by Otto W. Van Tuyl, licensed surveyor, is bounded and
described as follows:
BEGINNING at the southwesterly corner thereof at a pump point set at the point of intersection of the
leasterly side of Bayview Avenue with the northerly line of Louis Kramer;
RUNNING THENCE North 11 degrees 12 minutes 00 seconds East along the easterly side of Bayview
Avenue, two hundred fifty-seven (257) feet to a pipe set in the southerly line, land formerly belonging to G.
Wells Phillips;
RUNNING THENCE along three following courses and distances along land last mentioned
1. South 67 degrees 50 minutes 30 seconds East, 311.80 to a stake;
2. South 16 degrees 40 minutes West, 106.42 feet to another stake; and
3. South 71 degrees 01 minutes 40 seconds East, 72.50 feet to a monument set in the northwest corner
of land of Louis Krasner;
(RUNNING THENCE along the westerly side of land of Louis Kramer, South 19 degrees 22 minutes 50
seconds West, 116.90 feet to a monument set in a comer of land of Louis Kramer;
RUNNING THENCE North 73 degrees 20 minutes West along the northerly line of land of said Louis
Kramer, 352.75 feet to the pump point at the place of BEGINNING.
THE PREMISES HEREIN DESCRIBED ARE intended to be the same premises conveyed to
VICTOR B. TRUNCE and ISABEL D. TRUNCE, both now deceased, by deed dated September 8,
1953 which deed was recorded in the Office of the Clerk of the County of Suffolk in Liber 3578 at page
517.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate therein, which the party of the first part has or has power to convey or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
