THIS INDENTURE, made July 6, 2015, among THOMAS N. TOIVONEN & MILDRED
A. TOIVONEN, AS TRUSTEES OF THE THOS AND MILDRED TOIVONEN TRUST
DATED DECEMBER 1, 1998, having an address a P.O. BOX 242, East Marion, New York 11939
(hereinafter referred to as "Grantor"), and KAREN BONDI, ERICA J. BONDI & STEVEN P.
BONDI, as Joint Tenants with Rights of Survivorship, having an address at 417 Pacing Way,
Westbury, New York 11590 (hereinafter referred to as "Grantee").
WITNESSETH, that Grantor, in consideration of TEN AND 00/100 ($10.00)
DOLLARS and other valuable consideration, the receipt and sufficiency of which is hereby
acknowledged, does hereby grant and release unto Grantee and the heirs, executors, administrators,
legal representatives, successors and assigns of Grantee forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of
New York, more particularly described in Exhibit "A" attached
hereto and made a part hereof, }
PREMISES being known as and located at 535 Calebs Way,

TOGETHER with all right, title and interest, if any, of
Grantor in and to any streets and roads abutting the above
described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and
rights of Grantor in and to said premises,
BEING and intended to be the same premises conveyed to
Grantor, by Deed from Kevin J. Powers and Carol A. Powers,
dated June 27, 2007 and recorded July 12, 2007 in Liber
12513, Page 274 in the Office of the Clerk of the County of
Suffolk, State of New York.
TO HAVE AND TO HOLD the premises herein granted unto Grantee and the heirs,
executors, administrators, legal representatives, successors and assigns of Grantee forever.
Grantor is the owner of said premises. Said premises is not located in an agricultural
district.
Grantor covenants that Grantor has not done or suffered anything whereby said
premises have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement before using
any part of the total of the same for any other purpose.
