WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeingtgwibc at Marratooka Point, in the Hamlet of Mattituck, Town,
of Southold, County of Suffolk and State of New York, bounded and
described as follows :
Commencing at a monument located in the northeasterly line of
Bungalow Road which said monument marks the intersection of the
northeasterly line of Bungalow Road and the southeasterly line of
land now or formerly of Kopf and from said point or place of beginning
running thence North 26° 49 ' East along said land now or formerly
' k of Kopf a distance of 230 feet more or less to the mean high water
mark of Deep Hole or Gardiners Creek and thence in .a generally
southeasterly, easterly and northeasterly, direction along the high
water mark of said Deep Hole or Gardiners Creek 800 feet more or
less to land now or formerly of George L. Penny, III; thence South
62° 23' 30" East along said land of George L. Penny, III a distance
of 205 feet more or less to the mean high water mark of the Great
Peconic Bay; thence along various courses and distances along the
mean high water mark of the Great Peconic Bay a distance of 850
feet more or less to land now or formerly of McConnaghie and a
point; thence in a generally northwesterly direction along said
land now or formerly of McConnaghie and along the southwesterly
line of Bungalow Road a distance of 350 feet more or less to a
point; thence in a generally northeasterly direction across Bungalow
Road to the monument set in the northeasterly line of Bungalow Road
and the point or place of beginning.
Excepting therefrom the following four parcels :
