of beginning running thence along lands of Jay P. Wickham, et ux,
South 9 24 50 East a distance of 197. 56 feet; thence along
land of J. Parker Wickham the following two courses and distances :
(1) South 14° 59' 00" West a distance of 252. 13 feet; and (2)
South 84° 59' 30" West a distance of 208. 57 feet to land now or
formerly of Norris ; thence along said land now or formerly of
Norris the following two courses and distances : (1) North 2° 56'
10" East a distance of 150. 93 feet; and (2) North 3° 55 ' 00" East
a distance of 226. 58 feet to the southerly line of New Suffolk
Avenue; thence along said southerly line of New Suffolk Avenue
North 69° 49' 40" East a distance of 231. 65 feet to the point or
place of BEGINNING.

All that certain plot, piece or parcel of land, situate, lying
and being at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as
follows :
BEGINNING at a point on the northerly line of New Suffolk Avenue,
distant 543. 05 feet westerly along said northerly line of New
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and

and all the estate and rights of the party of the first part in and tD said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

RIDER NUMBER ONE TO DEED BETWEEN
J. PARKER WICKHAM, ET AL, PARTY
OF THE FIRST PART, AND HULL M.
WICKHAM, PARTY OF THE SECOND
PART, DATED
Suffolk Avenue from the intersection of said northerly line of
New Suffolk Avenue with the westerly line of Marratooka Road and
from said point or place of beginning running thence along said
northerly line of New Suffolk Avenue South 69° 49' 40" West a
distance of 188. 92 feet to a point; thence along land now or
formerly of Norris , North 3° 55 ' 00" East a distance of 114. 72
feet to the shore of Marratooka Lake; thence along said shore as
measured by tie lines the following five (5) courses and distances :
(1) North 77° 19' 10" East 12. 64 feet ; (2) South 21° 39' 10" East
18. 49 feet; (3) North 57° 14' 40" East 92 feet; (4) North 510 34'
30" East 51. 66 feet; (5) North 42° 03' 50" East 60. 65 feet to a
point and land of Jay Wickham; thence along said land of .lay
Wickham South 2° 52' 40" West a distance of 162. 00 feet to the
point or place of BEGINNING.
THIS DEED is given without consideration and as a partial
distribution in kind to Hull M. Wickham, one of the residuary
beneficiaries of the said Estate of Cedric H. Wickham.
There is now located an irrigation pump house, pump motor and well
on that portion of the premises located north of New Suffolk Avenue.
There is also located an irrigation main with an underground conduit
from Marratooka Lake to the pump house in turn beneath New Suffolk
Avenue across that portion of the premises being north of New
Suffolk Avenue to property of J. Parker Wickham adjacent to the
subject premises on the south. This conveyance is made subject to
an easement and/or right of way benefiting said premises of J.
Parker Wickham adjacent to the subject premises on the south which
sai ' easement and right of way shall run with the land in favor of
J. arker Wickham, his heirs and assigns for the use , maintenance,
repair and replacement of said well, pump , motor, pump house and
irrigation main.
