BETWEEN DEBRA VEDDER, as surviving tenant by the entirety of CHRIS VEDDER,
residing at 380 Marina Lane, East Marion, New York 11952,
party of the first part, and SLAWOMIR GROMUL and IRYNA CHYZH GROMUL, husband
and wife, both residing at 2010 Oregon Road, Mattituck, New York 11952,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, at East Marion, County of Suffolk and
State of New York, known as lot no. 10 on a certain map entitled, "Map of Summit Estates,
Section 1" filed in the Office of the Clerk of the County of Suffolk on 11/22/93 as map no. 9426,
bounded and described as follows: See Schedule A-1 (Description) attached hereto.
Said Premises being commonly known as and by No. 380 Marina Lane, East Marion,
New York.
TAX MAP DESIGNATION: District 1000, Section 035.00, Block 08.00, Lot 005.014
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
herein by deed made by Gusmar Realty Corporation, recorded in the Suffolk County Clerk's
Office on 05-07-2003, Liber 12250, page 36.
TOGETHER with all right, title and interest of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof, TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the
heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at East Marion, County of
Suffolk and State of New York, known as lot no. 10 on a certain map entitled, "Map of Summit Estates, Section V filed in
the Orrice of the Clerk of the Coun-y of Suffolk on 11/22/93 as map no. 9426, bounded and described as follows:
BEGINNING at a point on the northwesterly side of Marina Lane, said point being the easterly end of a curve connecting
the easterly side of Chios Lane with the northwesterly side of Marina Lane;
THENCE from said point of beginning, along the arc of a curve bearing to the right, having a radius of 40.00 feet a
