WITNESSETH, that the party of the first part, in consideration of

Avenue with the westerly side of Camp Mineola Road;
RUNNING THENCE along the westerly side of Camp Mineola Road South
70 07 ' 00" West a distance of 150.0 feet to a monument on the
northerly side of land now or formerly of Kraus;
RUNNING THENCE along the last mentioned land and land now or formerly
of Gremler North 800 37 ' 20" West a distance of 276.96 feet;
RUNNING THENCE in a northerly direction across land of the party
of the first part North 70 07 ' 00" East 139.07 feet;
RUNNING THENCE through land of the party of the first part South
820 53 ' 00" East 276.74 feet to the point or place of BEGINNING.
TOGETHER WITH and SUBJECT TO the burdens of a non-exclusive right
of way 25 feet in width which runs from Suffolk Avenue to Peconic
Bay along the east side of the above described premises .
PARTY OF THE FIRST PART hereby reserves for the purpose of dedi-
cation to the Town of Southold a strip 12-1/2 feet in width.

Road, said reservation and dedication being subject to and conditioned
upon a similar reservation and dedication of 12-1/2 feet in width of
land along Camp Mineola Road by the adjacent property owner to the
south, Jane Booth McGrath, and a similar reservation and dedication
of land along Camp Mineola Road by the owner to the East, Norris,
and their respective successors or assigns..

Party of the First Part shall have/ hereby is granted for a period
' of 20 years an option to re-purchase the described permises for
(' the same sum as represented by the transfer stamps hereon, subject
to the following: In the event that Party of the Second Part
builds and occupies a home at said premises the option is
terminated. Said option shall be exercised by the Party of the
First Part, by giving 30 days notice to the Party of the Second
Part or ,their respective successors, assigns, transferees and
representatives and upon payment of the aforesaid sum the Party
of the Second Part or their respective successors, assigns ,
transferees and representatives shall deliver a bargain and sale
deed with covenants conveying the property free from all en-
cumbrances .
