thence South 45° 05' 00" West along land now or formerly of Long Island Railroad
Co. , 100.00 feet to a monument and land now or formerly of Sidor and others;
U thence North 49° 17' 00" West along said land, 135.00 feet to a concrete monu-
ment; thence North 670 03' 00" West still along said land, 65.14 feet to land
now or formerly of Nine, formerly of Bell; thence North 53° 33' 30" East along
said land, 165.63 feet to the Southwesterly side of Love Land; and thence South
35° 17' 40" East along the said Southwesterly side of Love Lane 173.00 feet to
the aforementioned rail at the point or place of BEGINNING.
SUBJECT TO the reservation in favor of the lands adjoining the above

and all utility purposes over the Southerly 20 feet of the premises above des-
cribed; the easement parcel being bounded South by The Long Island Railroad Co.
land, North by a line 20 feet Northerly therefrom measured at right angles to
the South line and parallel thereto and Westerly by the Westerly line of the
parcel above described and Easterly by Love Lane; this easement and right of

way shall cease and become void in the event that the premises to the West, for
whose benefit it is created, ever becomes merged in title with other lands
fronting on Love Lane (in which event the lands to the West would then have
access to Love Lane without the benefit of this right of way) .
THE PARTY OF THE FIRST PART herein is the devisee under the Last Will and
Testament of Frank J. Sidor, Deceased, and title having been acquired by deed
from Martin Sidor, Jr., John Sidor, Sr. and Barney Sidor, dated May 14, 1974,
recorded in Suffolk County Clerk's office May 22, 1974 in Liber 7641 of deeds
at page 527.
