1� BEGINNING at a monument set on the south line of Pine Tree Road distant 364.34
feet easterly as measured along said southerly line of Pine Tree Road from the
easterly line of Bay Avenue; running thence in a general northeasterly direction
along said southerly line of Pine Tree Road NORTH 63 degrees 13 minutes 50 seconds
East a distance of 300 feet to a monument and land of Raymond T. Graham; thence
running in a general southerly or southeasterly direction along the westerly
\ line of the lands of said Raymond T. Graham, SOUTH 23 degrees 50 minutes 00
seconds East a distance of 222.72 feet to a monument; thence in a general westerly
or southwesterly direction along lands of Ralph W. Sterling South 63 degrees
13 minutes 50 seconds west a distance of 234.43 feet to a stake; thence in a
general westerly direction along the land of Schondelmeier, SOUTH 86 degrees
58minutes 40 seconds west a distance of 70.05 feet to a monument; thence in a
general northwesterly direction along other land of the party of the first
part NORTH 23 degrees 50 minutes OO seconds West a distance of 194.47 feet
to the point or place of BEGIAIIdIIQG.
Being and intended to be a portion of Plot #124 as shaven on map of "Nassau Farms"
made by Otto W. Van Tuyl, Licensed Surveyor, Greenport, New York, and filed
in the Suffolk County Clerk's Office on March 28, 1935 as Map #1179.
Said property being the same as conveyed to the sellers by FLORA S. LESLIE by
deed dated November 16, 1956 and recorded in the office of the Clerk of
Suffolk County on December 3, 1956 in liber of deed 4223 on page 359.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for '
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WETNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
