WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant ani release unto the party of the second part, the heirs
or successors and assigns of the party of the second pari- raver,

BEGINNING at a point on the southerly side of Carrington Road,
which point is North 760 53 ' 30" East 101. 13 feet from the corner
formed by the intersection of the southerly side of Carrington Road
with the easterly side of Vanston Road said point being the north-
westerly corner of the premises described herein; running thence
on the southerly side of Carrington Road, North 761 53 ' 30" East
100. 47 feet to land of M. Siegel; thence South 18° 38 ' 10" East
along land of M. Siegel 200 feet to land of the party of the first
part; thence South 760 53 ' 30" West along land of party of the
first part 100. 47 feet to land of M. Siegel; running thence North
180 38 ' 10" West 200 feet along land of M. Siegel 200 feet to the

BEING AND INTENDED TO BE part of the premises heretofore
conveyed to the party of the first part by deed dated September
15, 1971 and recorded in the Suffolk County Clerk' s Office on,
September 16 , 1971 in Liber 7007 cp. 339 .
Said premises being further identified as Lot #2 on Minor
Subdivision Plan for Ann Rudin, said Minor Subdivision having been
approved by the Southold Town Planning Board on August 16 , 1971
as Map #54.
TOGEH
TER with all right, title and interest, if any, of the party of the first part in and to arc streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The w^t)rd "IHtrty" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
