WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
t paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
n ALL that certain plot piece or parcel of land, with the buildings and improvements thereon axcted,,situate,
lying and being immox,at Iviattituck, in the Town of Southold; County of Suffolk and "
State of New York, known and designated as Lot No. 8 on a certain map entitled
"Map of Eastward Manor" filed in the Office of the Clerk of the County of Suffolk
on June 21, 1971 as Map No. 5606, which said lot is more particularly bounded
and described as follows:
BEGINNING at a point on the westerly side of Eastward Courtdistant
200 feet southerly from the corner formed by the intersection of the said westerly'
side of Eastward Court with the southerly side of Main Road (N.Y.S. Route 25),
and running thence along the said westerly side of Eastward Court the following
two courses and distances:
(1) South 2 degrees 20 minutes 40 seconds West 4. 37 feet; and

(2) South 7 degrees 39 minutes 20 seconds East 179. 75 feet;
thence South 82 degrees 20 minutes 40 seconds West 199.08 feet; thence
North 2 degrees 50 minutes 00 seconds East 156. 76 feet; thence North 86 degrees
18 minutes 10 seconds West 71. 33 feet; thence North 3 degrees 26 minutes
10 seconds East 57. 54 feet; and thence South 87 degrees 39 minutes 20 seconds
East 233. 73 feet to the westerly side of Eastward Court at the point or place
of BEGINNING.
Subject to covenants, Easements, and restrictions of record.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not dont or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
