party of the first part, and DICK CYPRUS, residing at 44 Marconi
STreet, in the Borough of Tenafly, County of Bergen,
State of New Jersey,

WITNESSETH, that the party of the first part, in consideration of TenDollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever, ,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being*Xat Mattituck, in the Town of Southold, County
of Suffolk, and State of New York, known and designated as part
of lot 12, in Block 1 on a certain map entitled,:"Map of Captain
,Kidd Estates". and filed in the Suffolk County Clerk's Office
!on January 18, 1949 as Map No. 1672, bounded and described as
follows: -
BEGINNING at a point on the northerly side of Summit
-Drive, said point marking the division line between Lots 11
h and 12 as shown on the aforesaid map; running thence Easterly
along the northerly side of Summit Drive as same bends and
turns to a point on the northside of Stmlmit Driver said point

iseconds, West 252.03 feet; running thence Southwesterly 100

whereby the said premises have been encumbered in any way whatever, except as aforesaid.

the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
