WALTER S� both residing at 1450 Boisseau Avenue , Southold , New York 11971 party of the second part, WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the seccnd part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the at Southold, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: C� r i BEGINNING at the intersection of the easterly line of Boisseau Avenue with the southerly line of a ( private road known as Maier Lane; from said point of beginning, RUNNING THENCE South 81 degrees 55 minutes 50 seconds East 200.94 feet along said southerly line of said private road; THENCE along now or formerly of Ward Two courses and distance as follows: 1) South 2 degrees 30 minutes 10 seconds West 112.51 feet; 2) North 87 degrees 29 minutes 50 seconds West 200.0 feet to said easterly line of Boisseau Avenue; THENCE along said easterly line of Boisseau Avenue, North 2 degrees 30 minutes 10 seconds East 132.0 feet to the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 8 , L994 and filed in the Office of the Clerk of Suffolk County on June 8 , 1994 in Liber. 11680, page 26 . TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. DESIGNATION Dist.10 0 0 AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. Sec. 55 AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration Blk. 6 as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other Louse 22 purpose.
