Box 1179 Southold, NY 11971 Re: Asch Residence 290 Skippers Lane Orient, NY Dear Commission Members, At the Public Hearing held on August 19,2014 for the Asch Residence, I discussed our proposed designs for both the new Screened Porch Addition and the reconstuction, with modifications,to the existing rear portion of the house. The Screened Porch Addition had been previously presented to the Commission prior to receiving a variance from the Town of Southold Zoning Board of Appeals. This variance was granted on May 19, 2014 . The proposed reconstruction to the rear portion of the house was presented to the Commission for the first time at this meeting. Substantial fire damage to the roof structure and lack of a adequate foundation in this area deemed it necessary to be reconstructed. The proposed design for this area showed maintaining the existing gable and extending the gable roof structure into the area of the existing lean-to shed. The existing lean-to shed heights would not meet the Building Code if it was to be reconstructed so the alternative gable design was presented. After much discussion, several members suggested that we study an alternative design with the lean-to shed reconstructed to meet the code requirement for a bathroom. As part of that study we have developed a series of sections and elevations that show the revised design. I have enclosed the following drawings for your review and consideration: 1. Proposed Gable section at new Master Bath 2. Existing Lean-to Shed Section at Laundry Room 3. Proposed Lean-to shed Section at new Master Bath 4. North& South Building Elevations with lean-to shed S. East&West Building Elevations with lean-to shed Please note on the sections that the existing 8'-2" dimension is fixed due to the geometric of the two roofs (gable and shed) and where they intersect below the rake overhang. With the rafters set at a minimum of 2x8 (where 2x10s are perfered for insulation) and a minimum plate height of 7', the roof pitch becomes slightly greater than flat at 3/4 per 12 versus the original at 2/12. The resulting volume of space in the Master Bath is marginal. Prior to 1980 a similar structure stood on approximately the same site, but had a clapboard extension storage structure attached. The photo below from around 1965 shows both. This house came into the family in the 1890s, not too long after it was built. I was born in 1954,stayed often as a young child with my grandparents in the house. These structures were in place during my entire childhood. I remember them to be quite old and musty, indicating that they were in place well before my time.
