Southold Town Landmarks Preservation Commission

Time: 3:00 PM
Location: Conference Room, Town Hall Annex, Southold, NY
Attendees: Jamie Garretson, Larry Jungblut, Doug Constant, Ron Rossi, and Mel Phaff. Jim
Grathwohl, Barbara Schnitzler and Damon Rallis were absent.
The August minutes were approved with some minor corrections. The July minutes were not
available for review.
Chairman’s Comments –
In Jim’s absence, Mel mentioned that he and Ron surveyed the “historical” markers in Southold and
found that only one of them has been erected by the state (Triangle Park in Southold) and the rest
were privately erected by various historical societies and the like. As such, he said there was no
need to request the town to repaint and repair them. The one in Triangle Park can be easily cleaned
up at little cost.
Old Business –
The commissioners reviewed a new Pre-Submission form developed by Ron and Damon. Some
minor revisions and additions were added to the draft. Mel will be giving the revised draft it to Jim for
further discussion at the next meeting. After the commission approved the draft it will be reviewed
by the Town Attorney’s office before becoming final.
New Business –
Don and Jan Rose along with their architect, Nancy Steelman, submitted preliminary plans for
renovation of their landmarked building on King St. in Orient and explained what they would like to
do to make the structure suitable for year round living. In addition to interior changes not requiring
LPC approval, they want to add a second story, enclose a rear porch and raise the entire structure
between 6 and 18 inches because of the flood pain. The commissioners explained the submittal
process along with informing the Roses that they will need a C of A from the commission before
proceeding. The Roses’ also stated that they will be seeking ZBA approval as some of the revisions
may fall under portions of the property which are located in sections for which a variance had been
previously granted.
