WITNESSETH, that the party of the first part, in consideration of

BEGINNING at a monument at the southeasterly corner of land conveyed by Ethel .
M. Wells to Stephen Stevens by deed dated March 7, 1942 said point adjoining land
now or formerly of Young on the south and being 557. 92 feet easteit y from the
easterly line of Mill Road, measured along the southerly line of said land in above
conveyance;
running thence from said point of beginning along landeonveyed by Wells to Stevens
by deed dated December 30, 1949, north 190 20' 20" East 302. 86 feet to a monument
running thence along other land of Wells South 840 34' 30" East-306. 30 feet to a
monument;
running thence along other land of Reilly South 150 13' 30" West 298. 32 feet to a
monument;,
running thence along land now or formerly of Young north 840 34' 30" West 328. 35
feet to the point or place of BEGINNING.
TOGETHER with a right-of-way and easement for all ordinary purposes of travel,
ingress and egress by foot and by vehicle and for all ordinary utility purposes over
all that certainplot, piece or parcel of land, situate, lying and being at Mattituck,
in the Town of Southold, County of Suffolk and State of New York, known and
designated as part of lot 12, on a certain map entitled, "Map of Mattituck Developli x
Co. Inc. ", filed in the Suffolk. County Clerk's Office on May 1, 1923, together
with a described parcel which said part of lot and described parcel when taken
together are bounded and described as follows:
BEGINNING at a point on the southwesterly side of Cedar Drive where the division
line between lots'11 and 12 as shown on the Map of Mattituck Developing Co. Inc.
filedin the Suffolk County Clerk's Office as Map No. 776, intersects same;
running thence along said southwesterly side of Cedar Drive South 370 53' East 20
feet to land now or formerly of Conlan;
running thence along said land the"following two courses and distances.
1) south 520 07' West 150 feet; and
2) south 460 33' West 109. 55 feet;
