ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot No. 12 on a certain map entitled
"Revised subdivision, property of Alonzo Jersey, being Plot 282,
Nassau Point Club Properties Inc. , at Peconie, New York, and made
and completed April 21, 1930 by Otto Van Tuyl, Professional Engineer
and Land Surveyor, filed in the Office of the County Clerk, Suffolk
County, New York, April 28, 1930s, file number 763, and which map
superseded subdivision mate May 90 1923 and filed in said County
Clerks Office in File No. 640 and being more particularly bounded
and described as follows :
BEGINNING at a monument in the southwesterly line of Haywater Road,
where the dividing line between lots 12 and 13 on said map intersects
said southwesterly line of Haywaters Road;
THENCE southeasterly along the southwesterly line of Ha eters Road
on a tie-line course and distance of South 57 degrees 56 minutes 10
seconds East 90.15 feet to a point in said southwesterly line of
Haywaters Road where the same is intersected by the dividing line
between lots 11 and 12 on said map;
RUNNING THENCE South 39 degrees 35 minutes 00 seconds West along said
dividing line between lots 11 and 12 on said map, 325.37 feet to a
monument and the point where said dividing line between lots 11 and 12
meets the northwest corner of lot 1 and the southeast corner of lot
16, said point being the southeast corner of the premises herein
described;
THENCE North 21 degrees 18 minutes 20 seconds West along the dividing
line, between, lots 12 and 16 as shown on said map,,_90, feet to a nonvuent

THENCE North 37 degrees 18 minutes 10 seconds East along the south-
easterly lines of lots 13, 14 and 15, 270 feet to the monument in
the southwesterly line of Haywaters Road at the place of BEGINNING.
BEING AND INTENDED Ta BE the same premises conveyed to the grantors
herein by John V. Stepkoski and Mary V. Stepkoski, his wife, by deed
dated 4/3/72 and recorded on 4/4/72 in the Suffolk County Clerkto
Office in Liber 7135 at page 92.
