land of Glutzbeck on the West; running along said land of Glutzbeck,
three courses and distances as follows : (1) N. 6° 25' 40" W. 214.65
feet to a concrete monument ; (2) S. 830 34' 20" W. 62.46 feet to a
concrete monument; and (3) N. 5° 53 ' 40" W. 130. 69 feet to a concrete
monument; running thence North 75° 03' 20" East a distance of 86.8
feet to a point ; running thence North 75° 55' 30" East 97. 97 feet to
land of the Mattituck Free Library; running thence along said lands
of the Mattituck Free Library and others South 5° 46 ' East a distance
of 378. 95 feet to the northerly side of New Suffolk Avenue; running
thence along the northerly side of New Suffolk Avenue South 870 19
40" West a distance of 117. 58 feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the parties of
the first part of , in and that portion of New Suffolk Avenue adjacent
to said premises to the center line thereof.
THE PREMISES hereinabove described being those, or a portion of
those, premises described as Section 114, Block 11 and Lot 24 on the
map of the Suffolk County Real Property Tax Service Agency.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party' of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien,Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the. right to receive such consid-
eration as a trust fund to be applied first for,the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the sault for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this ihdentpre 5o requires.
