Van Tuyl, C.E. & S. , Greenport, New York" , and filed in the Office of the Clerk I' f of the County of Suffolk, New York, on August 16, 1922 , as Map No. 156, bounded and described(,,According to said map as -follows: BEGINNING at a point on the easterly side�of Nassau Point Road, at a point thereon where the division line between lot number 56 and lot number 55 on the above mentioned map intersects the said Nassau Point Road; running thence along the last mentioned division line North 820 00 ' East 387 feet to the ordinary high water line of Little Peconic Bay; running thence along said tie line South 00 46' West 101.18 feet to the division line between lot number 56 and lot number 57, on the above mentioned map; running thence along the last mentioned division line South 820 00' West 387. 00 feet to the easterly side of Nassau Point Road; running thence along the easterly side of said Nassau Point Road on the tie line running North 00 46' East 101.18 feet to the point or place of BEGINNING. Being the same premises conveyed to the party of the first part by deed recorded in Liben 7153, page 582 . TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises hereingranted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
