t\f WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain lot, tete or ?

lying and being in the Town of Southold, at Mattituck, Suffolk County, New
York, known and described as Lot No. 18 on a certain map entitled
"Mattituck Estates, Inc. ," and filed in the office of the Clerk for
1 the County of Suffolk on September 8, 1965 as Map No. #4453, which
said lot is more particularly bounded and described according to said
map as follows :
BEGINNING at a point on the northwesterly side of Cardinal Avenue
distant 270. 00 feet southeasterly from the extreme southeasterly end
of the curve connecting the northwesterly side of Cardinal Avenue with
the southwesterly side of Azalea Road;
RUNNING THENCE North 47 degrees 04 minutes 00 seconds East 259. 74 feet;,
THENCE South 01 degrees 34 minutes 30 seconds West, 334. 11 feet;
THENCE South 50 degrees 40 minutes 10 seconds West , 25. 58 feet to
the northwesterly side of Cardinal Avenue ; and
THENCE North 42 degrees 56 minutes 00 seconds West along the north
westerly side of Cardinal Avenue, 236. 66 feet to the point or place
of BEGINNING.
THIS CONVEYANCE is made in the regular course of business and with
the unanimous consent of all of the shareholders of the party of
the first part and is not a transfer of all the substantially assets
of the Grantor.
THE PREMISES are the same as those described in Liber 8030 cp 414.
THIS CONVEYANCE is made subject to a mortgage made by George Ahlers
Builder, Inc. to the Southold Savings Bank, dated June 24, 1976 and
recorded in the Suffolk County Clerk' s Office on June 25, 1976 in
Liber 7680 at page ll, on which the present remaining principal
balance is $36, 000.00, with interest paid to the date of this
instrument.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to anv streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for t
any other purpose. J
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
