as follows:

Railroad Company, distant Easterly am measured along said Southerly
line 157 feet, from the Easterly line of Wickham Avenue aad which

RUNNING TUNCE along the Southerly line of said land of the Long
Island Railroad Company North 46 degrees 20 minutes 20 seconds last,
583 .05 feet to the westerly line of Mary's Road ;
THENCE along ,the Westerly line of said Mary's Road South 14 degreesl
36 minutes 50 seconds Sast, 132 .58 feet to a monument and the North—
erly line of 'a certain highway 33 feet wide, which connects Mary's
Road with Wickham Avenue, known as Mill Street ;
IMENCE along the Northerly line of the highway last mentioned South
47 degrees 08 minutes 40 seconds West, 399.05 feet to a monument ;
THENCE still along the Northerly line of said highway South 45 degrees
52 minutes 30 seconds West, 119 .66 feet to a monument set in the
Southwasterlycorner of said land now or formerly of Vahlsing;
THENCE along the Easterly line of land last mentioaed North 43 de-
grees 39 minutes 40 seconds West, 111.24 feet to the point of BEGINNING.
Premises herein described shall contain all railroad siding as it
presently exists.
The grantors herein, James Y. O'Connell and Philomena Lizza, are the
same persons as the grantees in the deed dated March 7, 1969
recorded March 10`, 1969 in Liber 6516 cp 210.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the rightto receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other -purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
