party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied

ALL that certain plot, piece or parcel of land, situate, lying and being at Mattituck, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a monument on the westerly line of a 25 foot right of way leading southerly from New Suffolk Avenue,
said right of a being known as Camp Mineola Road, said point of beginning being about 3044 feet, more or less, southerly
along said 25 foot right of way from New Suffolk Avenue and being also 1052.60 feet southerly along said westerly from
southerly line of Kraus Road, said point of beginning being the southeasterly comer of land now or formerly of P.F. Kreh
and the northeasterly comer of land now or formerly of McKee; and from said point of beginning
RUNNING THENCE along said land now or formerly of McKee, North 89 degrees 14 minutes 30 seconds West, 207.39
feet;
THENCE along land now or formerly of P.F. Kreh, two (2) courses as follows:
1. North 14 degrees 35 minutes West, 80.00 feet; thence
2. North 81 degrees 05 minutes 30 seconds East, 200.98 feet to said westerly line of said 25 foot right of way;
THENCE along said westerly line of said 25 foot right of way, South 14 degrees 35 minutes East, 115.00 feet to the point
or place of BEGINNING.
TOGETHER with the sellers right, title and interest in and to a right of way over said 25 foot right of way known as Camp
Mineola Road running from New Suffolk Avenue to Peconic Bay.
