J. JEFFREY HAFER and CAROL T. HAFER, his wife, both residing at
31 Harbor Road, Port Washington, New York 11050
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
being the easterly eighty (80) feet of Lot numbered Eight (8) in Block
numbered Five (5) as shown and designated on a certain map entitled "Map
of Beixedon Estates, Town of Southold, Suffolk-County, New-York,-Property
of Grace R. Nickles, formerly Grace Rogers De Beixedon, made by 'Otto W.
Van Tuyl, Licensed Surveyor, and filed in the Suffolk County Clerk's Office
on March 16th, 1946, as Map No. 1472". Together with the right to pass and
repass over the road, streets or avenues shown on said map, and the right,
in common with other owners of the Lots shown on said Map, to use the beaches
designated on said Map as_Plot A and Plot'B respectively, solely for recreation
and not.for commercial purposes.
Subject, however, to the following:
1. Any state .of facts an accurate survey would show.
Z• Such state or municipal zoning, planninq and building ordinances and
regulations as may be effective.
3. The rights of others to pass and repass over any land lying in the bed
of any street, road or avenue in front of, or adjoining the premises hereby
conveyed.
4. The rights of public utilities to lay and maintain pipes, conduits, poles,
wires, etc. in, over and across the properties shown on said map as more
particularly granted and set forth in recorded easement agreements with
New York Telephone Company,,.Long Island Lighting Company and North Fork:;, . .

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.

The word "party"Shall be construed as if it read "parties" whenever the sense of this indenture so requires.
