THIS INDENTURE, made the 8th day of May, Two Thousand Fifteen

party of the first part, and
DAVID S. FIEDLER and MARGARET FIEDLER, husband and wife, residing at 840 Town
Harbor Lane, Southold, New York 11971
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Bayview, in the Town of Southold, County of Suffolk, and
State of New York, known and designated at Lot No. 13 as shown an a certain map entitled
"Map of Angel Shores" and filed in the Office of the Clerk of the County of Suffolk on August
23, 1995 as Map Number 9729, said lot being more particularly bounded and described as
follows:
BEGINNING at a point on the southeasterly side of Water Terrace where the same is intersected
by the division line between Lots 12 and 13 as shown on the aforesaid map, said point or place of
beginning being distant 316.00 feet southerly from the extreme end of the arc of a curve having a
radius of 25.0 feet and a length of 38,33 feet, which curve connects the southerly side of Main
Bayview Road with the southeasterly side of Water Terrace;
RUNNING THENCE from said point or place of beginning along the division line first above
mentioned, South 66 degrees 10 minutes 50 seconds East, 200.00 feet;
RUNNING THENCE South 23 degrees 49 minutes 10 seconds West, 158.76 feet to the division
line between Lots 13 and 14;
RUNNING THENCE along said division line North 61 degrees 12 minutes 15 seconds West,
202.08 feet to the southeasterly side of Water Terrace; and
THENCE along the southeasterly side of Water Terrace the following two (2) courses and
distances:
1. Northerly along the arc of a curve bearing to the left having a radius of 350.00 feet a distance
of 30.40 feet;
2. North 23 degrees 49 minutes 10 seconds East, 110.87 feet to the point or place of
BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated June 28, 2006, and recorded July 22, 2006, in the Office of the Suffolk County Clerk
in Liber 12460, Page 681.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any, part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year
first above written.
