by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of improvement before using any part of the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being at Bayview, Town of Southold, County of
Suffolk and State of New York, known and designated as Lot number 51 on a certain
map entitled, "Map of Harbor Lights Estates, Section three, at Bayview, Town of
Southold, Suffolk County, New York April 3, 1938 Van Tuyl and Son Surveyor" and filed
in the Office of the Clerk of the county of Suffolk on 817168 under the file number 5147.
BEGINNING at a point on the westerly side of Brigantine Drive distant 770.96 north
from the corner formed by westerly side of square Rigger Lane.
RUNNINFG THENCE North 70 degrees 46 minutes 40 seconds West 233.60 feet;
THENCE North 26 degrees 15 minutes 40 seconds- East 100.76 feet;
THENCE South 76 degrees 46 minutes 40 seconds East 221.25 feet to the westerly
side of Brigantine Drive;
THENCE along the westerly side of Brigantine Drive South 19 degrees 13 minutes 20
seconds West (actual) South 19 degrees 13 minutes 20 seconds East (Map) 100 feet
to the point or place of BEGINNING.
TOGETHER with the use in common with other of the beach area and parking area
adjacent thereto, as shown on Map of Harbor Lights Estates, Section One, Bayview,
Town of Southold, Suffolk County, N.Y., filed in the Office of the Clerk of the County of
Suffolk on June 8, 1965 as Map #4362, said beach area having a depth of
approximately 50 feet from the average high water mark on Peconic Bay and having a
length of 900 feet, more or less, as measured along the ordinary high water mark and
said parking area having a frontage on the northerly side oh Harbor Lights Drive of
approximately 150 feet running westerly along said street from Lot No. 7 and having a
depth of not less than 150 feet northerly of Harbor Lights Drive. The parking area shall
be immediately adjacent and contiguous to the beach area referred to.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
