BARGAIN AND SALE DEED
THIS INDENTURE, made as of May 14th, 2015, between Salvatore M. Catapano, Jr., having
an address at 425 So h Harbor Road, Southold NY 11971 (referred to herein as "Grantor"), and Adam
Suprenant and Lauraahre, his wife, having an address at 600 Hobart Road, Southold, NY 11971
(referred to herein as "Grantee").
WITNESSETH, that Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipt and sufficiency of which hereby are acknowledged, does hereby grant and
release unto Grantee, its heirs, executors, administrators, successors and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Village of Southold, Town of Southold, the County of Suffolk, and the
State of New York, being more particularly described in Exhibit A-1 attached hereto and made a part
hereof,
TOGETHER with all right, title and interest, if any, of Grantor in and to any streets and roads abutting
said premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of Grantor in and to said premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee and his heirs,
executors, administrators, successors and assigns forever.
Grantor is the owners of said premises.
Grantor covenants that Grantor has not done or suffered anything whereby said premises
have been encumbered in any way whatever, except as set forth herein.
Grantor, in compliance with Section 13 of the Lien Law, covenants that it will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement before using any part of
the total of the same for any other purpose.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot 1 as shown on a certain map entitled, "Minor Subdivision of Property
surveyed for Salvatore Catapano" and filed in the Office of the Suffolk County Clerk's Office on 06/25/92 as Map No.
9238, which said lot is more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of South Harbor Road, where the same is intersected by the southerly side of
land now or formerly of Catapano, said point or place of beginning being distant 339.73 feet southerly from the corner
formed by the intersection of the easterly side of South Harbor Road and the southerly side of Main Road;
RUNNING THENCE from said point or place of beginning along said last mentioned land, North 75 degrees 16 minutes
40 seconds East, 236.95 feet;
RUNNING THENCE North 8 degrees 19 minutes 40 seconds West, 11.42 feet;
RUNNING THENCE North 81 degrees 40 minutes 20 seconds East, 196.01 feet to land now or formerly of Gangitano
and Volosik;
RUNNING THENCE along said land South 8 degrees 19 minutes 40 seconds East, 194.69 feet;
RUNNING THENCE South 81 degrees 40 minutes 20 seconds West, 231.56 feet;
RUNNIGN THENCE South 76 degrees 27 minutes 50 seconds West, 200.75 feet to the easterly side of South Harbor
Road; and
THENCE North 8 degrees 19 minutes 40 seconds West along the easterly side of South Harbor Road, 175.00 feet to the
point or place of BEGINNING.
TOGETHER with and subject to the easement for ingress and egress as set forth in Liber 11186 ep 374.
Being and intended to be the same premises as described in deed made by Salvatore M. Catapano Sr.,
and Jeanne Catapano, his wife, recorded 12/04/02 in Liber 12223 Page 621 as corrected by the
Correction Deed dated May 4, 2015 to be recorded simultaneously herewith.
