ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known
and designated as Lot No. 12 as shown on a certain map entitled: "Map of Harbor Lights Estates,
Section One, Bayview, Town of Southold, Suffolk County, New York" and filed in the Office of the
Clerk of the County of Suffolk on June 8, 1965 as Map No. 4362, said lot being more particularly
bounded and described as follows:
BEGINNING•at a point on the northerly side of Anchor Lane distant 100.00 feet westerly from the
corner formed by the intersection of the westerly side of Windjammer Drive with the northerly side
of Anchor Lane;
RUNNING THENCE along the division line between Lot No. 12 and Lot No. 11 on the above
mentioned map, North 25 degrees 54 minutes 50 seconds East, 200.00 feet to the division line
between Lot No. 12 and Lot No. 10 on the above mentioned map;
THENCE along said last mentioned division line, North 64 degrees 05 minutes 10 seconds West,

TOGETHER WITH an easement for boating purposes in common with others over a strip of land
50.00 feet in width, extending from the northerly line of Lot No. 14 in a north/northeasterly direction
to Southold Bay (Peconic Bay on Subdivision Map) for ingress and egress to Southold Bay;
TOGETHER WITH the use in common with others, of the beach area and parking area adjacent
thereto; said beach area having a depth of approximately 50.00 feet from the average high water
mark of Peconic Bay, and having a length of 900.00 feet more or less measured along the
ordinary high water mark, said parking area having a frontage on the northerly side of Harbor
Lights Drive of approximately 150.00 feet, running westerly along said street from Lot No. 7 and
having a depth of not less than 150.00 feet northerly of Harbor Lights Drive. The parking area
shall be immediately adjacent and contiguous to the beach area referred to.
