party of the first part, and
THOMAS W. PAPPAS, residing at 185 Aldershot Lane, Manhasset, NY 11030, GEORGE W.
PAPPAS, residing at 2919 Ewell Place, Wantagh, NY 11793 and MARIA PAPPAS SPECKERMAN,
residing at 10 Woodview Way, Apt. B23, Hopkinton, MA 01748, as trustees of the William Pappas and
Jennie Pappas 2014 Irrevocable Trust No. I under agreement dated �IoJt—,.— �-t, Loll parry of the second

WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Arshamomaque, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the easterly side of Beverly Road (a private road) distant 190.86 feet southerly
from the corner formed by the intersection of the southerly side of Middle Road (North Road) and the
easterly side of Beverly Road; said point of beginning also being at the southeast corner of land of Fiedler;
running thence along the easterly side of Beverly Road South 31°40'50" East 104.38 feet to the ordinary
high water mark of Arshamomaque Pond; thence along said high water mark South 64°20'00" West 88.00
feet to the tie line along Old Cove; thence along said tie line North 51° 48'20" West 86.04 feet to a point
on the ordinary high water mark of Old Cove which point is also at the southwest corner of land of Fiedler;
thence along land of Fielder North 51" 19'10" East 118.00 feet, across Beverly Road, to the easterly side
of Beverly Road at the point or place of BEGINNING.
SUBJECT to any state of facts an accurate survey might show, and to covenants, restrictions, easements,
agreements, reservations and zoning regulations of record, if any,
SAID premises known as and located at 85 Beverly Road, Southold, New York.
BEING and intended to be the same premises conveyed to the party of the first part by deed dated May 3,
2005 and recorded in the Suffolk County Clerk's Office on May 16, 2005 in Liber D00012387 page 381.
SAID premises are conveyed hereunder subject to and reserving a life estate to William Pappas and Jennie
Pappas.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE
AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the parry of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trfist'fund'tblbe,appligd�first for the purpose of paying the cost of the improvement and
will apply the same first to the; payment of th0cost of the improvement before using any part of the total of
the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
