WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being at Orient, in the Town of Southold, County of Suffolk and State of New York.
SEE SCHEDULE `A' ATTACHED HERETO AND MADE A PART HEREOF
Being and intended to be the same premises as described in deed made by Pasquale Anthony Gemma and
Penelope Buschman Gemma, his wife, recorded 12/02/99, Liber 12004 page 608.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.

ALL that certain plot, piece or parcel of land, situate, lying and being at Orient, Town of Southold, County of Suffolk and
State of New York, being more particularly bounded and described as follows:
BEGINNING at a monument on the northerly side of King Street where the same is intersected by the easterly side of
land now or formerly of Troy Gustayson and Joan W. Gustayson, his wife; said monument at the point of beginning also
being distant 669 feet, more or less, from the comer formed by the intersection of the northerly side of King Street with
the easterly side of Bay Avenue, when measured along the northerly side of King Street;
RUNNING THENCE North 09 degrees 36 minutes 30 seconds West along said land now or formerly of Troy Gustayson
and Joan W. Gustayson, his wife, 109.95 feet to an iron pipe and land now or formerly of the Floyd F. King Jr. Revocable
Trust;
THENCE along said last mentioned land the following two (2) courses and distances

2. North 07 degrees 33 minutes 30,seconds West, 15.00 feet to a point and land now or formerly of Keith Scott Morton;
THENCE along said land now or formerly of Keith Scott Morton the following three (3) courses and distances:
