CONSTRUCTION NOTES:
1). The Information within this set of construction documents is related to basic design
intent and framing details. They are intended ere a consbucft aid , not a substitute
for generally accepted good building practice and compliance with current New York
State building codes. The General Contractor is reponsible for providing standard
construction detaha and procedures to enure a profeaskinally finished, stnucturahy
sound and a weatherproof completed product.
2). The General Contractor Is responsible for ensuring that all work and construction
meets current federal, state, county and coal codes, ordirwnoes and regulations, etc.

FOUNDATION NOTES:
1). The General Contractor and Mason to review plans, elevations, details and rotes to
determine Intended heights of finished flow(s) above typical grade.
2). All footings to rest on undisturbed (virgin) soil.
3). Provide 1/2' expansion joint material between concreb slabs and abutting
concrete or masonry walls occuring in exterior or unheated kderior areas.
4). Any new concrete walls being attached to existing concrete stnuture shah
be installed with 05 re-bar,18'"at 12' o.c.. Use approved epoxy for Installation.
5). Unless otherwise noted, all slabs on grade to be 2500 p.s.b.. Concrete to be

8x16 cast iron foundation vent for every 150 sq. R of ase.
7). Dompproof exterior of foundation with btuminous cooling as per section R406 of
N.Y.S. Residential Construction Code. A 6-mll polyethylene film shah be applied over
the below grade portion of exterior waft prior to bac I ing.
8). Drainage as per section R405 of N.Y.S. Residential Construction Code.
FRAMING NOTES
1). All framing techniques and methods as preemptive design of 2006 SBC High Wind
Edition Wood Framing Construction Manual.
2). Unless otherwise rated, all framing and stnxtural wood material to be 02 + BTR.
Douglas Fir.
3). Flom, walls, ceilings and rafters to be spaced at 16 Inches o.c. unless noted
otherwise.
4). Unitas of erwise noted, all bearing wall headers to be (2) 200 02 + BTR. Doug. Fir.
Bearing well headers to have (2) jack studs and (2) huh length studs on each side of all
openings. LVL headers to have (3) jack skids and (2) hA length studs on each side of

12). Unless otmewise rated use 3/4' thick T&G PTS Fir or Advartedh plywood tubfloor
adhered with PL400 adhesive and screwed to floor )olets. Finished floor b be installed
over subfloor as per manufachrs's Instructions.
13). All bathroom weft to have 1/r thick sh osi ock. Garage wails and
ceilings and over furnace to have 5d8' thick type -x stwel oak. AN other parts of building
to have regular 1/2' sheetrock. AN wails to be taped and finished.
14). AN roof with a pitch less than 4:12 shell be irstslled with an Ice b Water bamler or
approved equal. Flat roofs shall be applied with a FDerglas base sheet with an EPDM
torch down type material over.
16). AN sill plates and wood in contact with concrete to be pressure treated. Sig plates to
be Installed with a foam sill gasket and oop-r-tex termite shield or approved equal.
WIND FRAMING NOTES
1), RIDGE-TO-RAFTERASSEMBLY:
1-1/4* x 20 gauge strap shah be attached to each pair of rafters in accordance to table 3.4.
When a Collar tie is used in leu of a ridge strap, the number of 10d common nails required
in each and of the ocher tie need not exceed the tabulated number of 8d nails in the strap.
2). RAFTER -TO -WALL ASSEMBLY:
Lateral framing and shear wall connections for rafter, ceiling or truss to top plate shall be in
accordance to table 3.3. When a rafter or truss do riot fall in line with studs below, rafters
or trusses shah be attached to the wall top plate and the wail top plate shall be attached to
the to the wall stud with upllft connections. Roofs overhanging the rake side of the building
shell be connected with uplift connections in accordance with table 3.3c.
3). WALL-TO-WALL ASSEMBLY:
Wall studs above and stude below a floor level shall be attached with uplift connections in
acowdence with table 3.3b. When wall studs above do not fall in fine with studs below, the
studs shah be attached to a common member in the floor assembly with uplift connectors in
accordance with table 3.3.
4). WALL ASSEMBLY TO FOUNDATION:
First wall shift shah be connected to the foundation, sill plate, or bottom plate with uplift
oonrwclors. Steel straps shall have a minimum embedment of 7 inches in concrete
foundation and slab•on•grede,15 inches in masonry block foundations, or lapped under
do plate and nailed in accordance with table 3.3b. When steel straps are lapped under the
bottom plate, 3 inch square washes shall be used with the anchor bolts. Anchor bolt
spacing Is to be spaced and sized in accordance to table 3.2a. In addition to spacing,
anchor bobs are to be spaced between 6-12 Inches from the end of a sill plate and all
comers.
5). TYPE I EXTERIOR SHEARWALL CONNECTIONS:
Type I sidedor shear walls with a minimum of 7/16 Inch wood structural panel on the exterior
attached with 8d common nails at 6' O.C. at the panel edges and 12' o.c. in the field, and
1/2 Inch gypsum wallboard on the interior attached with 5d cooler nails at 7' o.c. at panel
edges and 10' o.c. In the field shall be in accordance with to length requirements specified
in table 3.15a -b.
6). TYPE 11 EXTERIOR SHEARWALL CONNECTIONS:
Type 11 extortor shsarwalts shall meet the requirements of table 3.15" tknes the appropriate
length adjustment factors in table 3.16.
7). INTERIOR SHEARWALL CONNECTIONS:
Allowable sidewalk lengths provided in table 3.14 shall be permitted to be increased when
interior shearwabs are used. Sheathing and connections shall be in accordance with
2.4.4.2 and 2.2.4 respectively.
8). CONNECTIONS AROUND EXTERIOR WALL OPENINGS:
Header and/or girder connections shall be attached with uplift connections in accordance
whh table 3.5. Window sill plates shall be have steel connectors in accordance with table
3.5.
9). CATHEDRAL CEILING ASSEMBLY:
Where a ridge is to be used as a structural team, the rafters shah either be notched and
anchored on top of the beam or slope connectors shall be attached to each rafter -to -ridge
along the open calling part of the building. Connections to the ridge and wall shall be be
attached clot the above requirements.
DECK AND COVERED PORCH NOTES:
1). Unless otherwise noted, all framing material to be #1 ACQ pressure treated lumber.
All fasteners, hangers and anchors to be gaMnized or stainless steel.
2). Girders for deck joists to be bolted to each post with washers and nuts.
Girders on concrete piers shall be anchored with proper steel connectors anchored
into concrete with a minimum 1/2' die x r long anchor bolt with washers and nuts.
3). Pasts supporting girdore shall be anchored to a 12"x12"x12" thick concrete footing.
Use a minimum 1/2' die x 8' long anchor bolt with washers and nuts. Footings Shall be 3 R
below grade. Porches with covered roofs shall have 12' die. concrete piers for the girders.
4). Deck joists to have blocking at 8'0 o.c..
5). A minimum of 10 inch flashing shall be installed between the building and ledger.
Ledger to be fastened to building with 1/2' die. Dolts with washers and nuts
whore needed.
6). Concrete plea shall be a minimum 6' above grade.
7). AN Oft to be supported with hangers and anchors. Each Joist shall also be anchored
to girders).
8). Covered Roofs shall be assembled and anchored the same manner as a typical Wildin
PLUMBING NOTES
1). All water supply, dralnege and venting to be installed as per N.Y.S. Residential
Consbudlon Code.
2). Verity septic system with the Engineer for Suffolk County Health Department approval.
3). If well studs, plates or joists are cut out during Installation for any plumbing related work,
provide adequate bredrg and plates to prated and secure the structure. Verify with me
state code and manufacture's recommendation for maximum hole size and speckV pomltte
HVAC SYSTEM NOTES
1). Mechanical subcontractor is responsible for adhearing to all applicable codes and safety
requirements.
2). HVAC subcontractor is to fully coordinate all system data and requirements with the
equipment suppher.

Section R602.8 - FIREBLOCKING REQUIRED
Fireblocking shall be provided to cut off all concealed draft openings (both vertical and horizontal)
and to form an effective fire barrier between stories, and between a top story and the roof space.
Firebloc king shall be provided in wood -frame construction In the following locations.
1). In concealed spaces of stud wails and partitions, including furred spaces, at the calling and floor
levels. Concealed horizontal furred spaces shall also be flreblocked at intervals not exceeding 10
feet. Batts or blankets of mineral or gloss fiber shall be allowed as fireblodking in walls constructed
using parallel rows of studs or staggered studs.
2). At all interconnections between conceded vertical and horizontal spaces such as occur at soffits,
drop ceilings and cove ceilings.
3). In concealed spaces between stair stringers at the top and bottom of the run. Enclosed spaces
under stairs shall comply with Section R314.8, N.Y.S. Residential Code.
4). At openings around vents, pipes and ducts at ceiling and floor level, to resist the free passage of
flame and products of combustion.
5). For the firebloc king of chkymys and fireplaces, refer to Section R1001.16. N.Y.S. Reeidahtial Code.
