BEGINNING at a point in the northerly line of Peconic Bay Boulevard, where the same is
intersected by the dividing line between premises herein and land now or formerly of Gertrude L.
Calkins, at the southeasterly corner of premises herein described, and from said point of
beginning running along said Iand of Calkins North 29° 08' West, 400 feet: running thence south
40° 57' West, 50 feet, running thence south 29° 08' East, 400 feet to the northerly line of Peconic
Bay Boulevard; running thence along the northerly line of Peconic Bay Boulevard North 40° 57'
