PETER K. STOLL and CONSTANCE ADSITT, as the Trustees of THE ADSITT

WITNESSETH, that the party of the first part, in consideration of $10.00 Dollars and
other valuable consideration paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party
of the second part, forever.
ALL that certain plot, piece or parcel of land, with the buildings and improvements
thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 11 on a certain map entitled, "Map
of Jackson's Landing", which map was filed in the Office of the Clerk of the County of
Suffolk on March 28, 1969 as Map No. 5280, being bounded and described as follows:
BEGINNING at a point on the easterly side of Jackson's Landing distant the following
two (2) courses and distances from the intersection of the easterly side of Mill Road with
the northerly side of Jackson's Landing;
1.) South 83 degrees 26 minutes 00 seconds East, 218.27 feet;
2.) South 1 degree 25 minutes 20 seconds East, 300.00 feet to the true place of
beginning, said point of beginning also being at a monument set between the
division line between Lots 1 l and 12 as shown on said map;
RUNNING THENCE North 88 degrees 34 minutes 40 seconds East, 160.00 feet;
THENCE South 1 degree 25 minutes 20 seconds East, 130.00 feet;
THENCE South 88 degrees 34 minutes 40 seconds West, 160.00 feet to the easterly side
of Jackson's Landing;

BEGINNING at a point on the easterly side of Jackson's Landing distant the following
two (2) courses and distances from the corner formed by the intersection of the northerly
side of Jackson's Landing and the easterly side of Mill Road (Cox Neck Road):

THENCE North 83 degrees 26 minutes 00 seconds West 161.57 feet to the easterly side
of Jackson's Landing;
THENCE North 01 degrees 25 minutes 20 seconds West along the easterly side of
Jackson's Landing 24.24 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and
to any streets and roads abutting the above-described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as foresaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
