WITNESSETH, that the party of the first part, in consideration of TEN ($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and at

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed
dated August 4, 2009 which deed has been recorded in the Office of the Clerk of the County of
Suffolk on August 11, 2009 in Liber 12596 at page 166.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply the same first to the payment of the cost of the improvement before using any part of the total of
the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the
sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, Suffolk County, New
York, and known and designated as Plot Nos. Forty-three (43) and Forty-four (44) in Block "C" as shown on a certain
map made July 22"6, 1930, by Daniel E. Young, P.E. and L.S., entitled "Map of Reydon Shores, Inc., Bayview, L.I., N.Y.,
and in the Town of Southold, Suffolk County, New York" and filed in the Office of the Clerk of the County of Suffolk on
July I st, 1931, as Map No. 631, which lots in said block when taken together are bounded and described as follows:
BEGINNING at a point on the westerly side of Oak Drive where the same is intersected by the division line between Lots
44 and 5 as shown on the aforesaid map, said point or place of beginning being distant 257.85 feet westerly and northerly
from the extreme northerly end of a curve connecting the southerly side of Oak Drive with the westerly side of Reydon
Drive;
RUNNING THENCE along said last mentioned division line South 60 degrees 50 minutes 00 seconds West, 300.50 feet
to the other land of Reydon Shores; y
RUNNING THENCE North 69 degrees 36 minutes 00 seconds West, 55.00 feet to land now or formerly of Paul J. and
Kathleen Forestieri;
RUNNING THENCE along said land and land now or formerly of Karen F. and Cell E. Vanderputte, North 20 degrees
