WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other lawful
consideration, lawful money of the United States, paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,
situate, lying and being in Southold, County of Suffolk and State of New York.

Being and intended to be the same premises conveyed to the grantor herein by deed dated 12/4/09
recorded 2/17/10 in Liber 12616 page 402.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.

ALL that certain plot piece or parcel of land, situate, lying and being in the Town of
Southold, at Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a point on the Northerly side of a fifty (50) foot private road (Sleepy Hollow
Lane), (which point is the Southwesterly corner of the premises herein described and the
Southeasterly corner of land formerly of Dennis L. Kaser and Sandra Dart Kaser, and now
or formerly of Joan E. Nixon Revocable Trust, said point of beginning being the following
two (2) courses and distances from the Southerly terminus of the Easterly side of 'rhe
public highway known as willow pond Lane;
1) South 13 degrees 51 minutes 10 seconds East, a distance of 200.00 feet;
2) South 76 degrees 08 minutes 50 seconds East, a distance of 200.00 feet;
RUNNING THENCE along the lands now or formerly of Joan E. Nixon Revocable Trust,
North 13 degrees 51 minutes 10 seconds East, a distance of 203.57 feet to a point and the
lands now or formerly of George J. Berry, Jr. and Sandra L. Berry;
RUNNING THENCE along the land now or formerly of George J. Berry, Jr. and Sandra L.
berry, the following two (2) courses and distances:
1) South 83 degrees 15 minutes 40 seconds East, a distance of 47.86 feet;
2) North 77 degrees 05 minutes 20 seconds East, a distance of 149.31 feet;
RUNNNG THENCE along the land now or formerly of Schochet, South 17 degrees 07
minutes 20 seconds West, a distance of 277.18 feet to the Northerly side of the aforesaid
fifty (50) foot private road;
RUNNING THENCE along the said Northerly side of fifty (50) foot private road (Sleepy
Hollow Lane), North 76 degrees 08 minutes 50 seconds West, a distance of 165.00 feet to
the point or place of BEGINNING.
TOGETHER WITH a right of way (in common with others) over the aforesaid fifty (50) foot
private road, the Northerly side of which extends from the southeasterly corner of the
premises above described and runs North 76 degrees 08 minutes 50 seconds West, a
distance of 365.00 feet to the Easterly side of the said fifty (50) foot private road which
Easterly side extends North 13 degrees 51 minutes 10 seconds East, a distance of 200
feet to the southerly terminus of the Easterly side of Willow Pond Lane, said right of way
being for the purpose of ingress and egress to and from the said premises and to and from
the said public highway known as willow Pond Lane.
