TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to

TO HAVEAND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part, covenants that the party of the first part has not done or suffered anything

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will

for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so

ALL that certain, plot, piece or parcel of land, situate, lying and being in the Village of Southold, Town of Southold,
County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Pine Neck Road at the division line between Lots 4 and.5 as shown on the
Map of Property of C. Wells Phillips as surveyed by F.F. Overton, Surveyor, August 1909 and filed in the Office of the
County CIerk on November 6th, 1909 as Map No. 297;
RCTNNING THENCE along the said northerly side of Pine Neck Road, North 85 degrees 30 minutes 00 seconds West,
100 feet to the division line between Lots 5 and 6 as shown on the aforesaid map;
THENCE along said last mentioned division line, North 5 degrees 00 minutes 00 seconds East, 487 feet to the ordinary
high water mark of Jockey Creek;
THENCE easterly along the said high water mark of Jockey Creek, the tie line of which bears South 78 degrees 37
minutes 40 seconds East, 100.21 feet to a point in a line bearing North 4 degrees 57 minutes 10 seconds East and distant
475 feet northerly from the said northerly side of Pine Neck Road when measured along said line; and
THENCE South 4 degrees 57 minutes 10 seconds West, 475 feet to the said northerly side of Pine Neck Road at the point
or place of BEGINNING.
