WITNESSETH, that whereas letters of administration were issued to the party of the first part
by the Surrogate's Court, Kings County, New York, on December 11, 1998 and by virtue
of the power and authority given by Article I I of the Estates, Powcrs and Trusts Law, and in consideration of

paid by the party of the second part, does hereby grant and release unto the
parry of the second part, the distributees or successors and assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the
Town of Southold, County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly side of Kenny (Kenny's) Road distant 103.00 feet southeasterly from the
extreme southeasterly end of the arc of the curve connecting the southwesterly side of Kenny Road with the
southeasterly side of Lake Drive and running; thence 40. degrees 53 minutes 00 seconds East along the southwesterly
side of Kenny Road a distance of 146.00 feet to lands now or formerly of D'Antonia; thence South 49 degrees 07
minutes 00 seconds West a distance of 5.00 feet to a point; thence through the waters of Great Pond on a tie line
course and distance, South 85 degrees 05 minutes 08 seconds West a distance of 148.1 feet to a point and lands now
or formerly of Agnes D. Nelson; thence North 44 degrees 24 minutes 30 seconds West and along said lands of Nelson
a distance of 90.00 feet to a point; thence North 60 degrees 08 minutes 30 seconds East a distance of 132.5 feet to the
southwesterly side of Kenny Road at the point or place of BEGINNING.
TOGETHER with and subject to riparian rights, if any, of the party of the first part and other persons in, to and over the
waters of Great Pond.
BEING the same premises conveyed by ARMIDA C. DESPOSITO to MARIO DI SANTO by Deed dated July 5, 1973
and recorded July 9, 1973 in L. 7436, CP 272.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent
had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to
convey or dispose of, whether individually, or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the parry of
the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the parry of the first part has not done or suffered anything whereby the said premises
have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions ofsection thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
