BAUM and LYNN MICHAELS BAUM,, His Wife, residing at 45 StN Place New York, New York, SeCTION BLOCK LOT rT 21 26 party of the first part, and DOROTHY S. REDDEN, residing at 6 Redcliffe Avenue, Highland Park, New Jersey, party of the second part, l� WITNESSETn that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,: Q�.aO lying and being in the Town of Southold, County of Suffolk and State of New .- York, known and designated as Lot No. 16 on a certain map entitled "Map of Nassau Farms, situate at Peconic, Suffolk County, New York, surveys completed January 31, 1935, Otto W. Van Tuyl, L.S. " and filed r�o/aaa in the Office of the Clerk of the County of Suffolk on March 28, 1935, as Map No. 1179, and more particularly bounded and described as follows; L j BEGINNING at the southwesterly corner thereof at a monument set at the point of intersection of the easterly side of Pine Tree _Road with the northerly line of 'Lot No. 15 as shown on the above mentioned filed map; RUNNING THENCE North 210 50' 10" West along the easterly side of said road 70.45 feet to the southerly line of Lot No. 17 as shown on the above mentioned filed map -RUNNING THENCE North 870 011 30" East �aP along the southerly 'line of said Lot No. 17, 309 feet more or less to 2 the ordinary high-water mark of Little Creek; RUNNING THENCE in a .7� general southerly direction along said high-water mark to the northerly line of the aforementioned Lot No. 15, the distance of said last mentioned boundaryas measured along a tie line running South 60 13' East being 66.77 feet; RUNNING THENCE South 870 01' 20" West along the northerly line of Lot No. 15, 290 feet to the monument set at the point or place of BEGINNING. CSAID PREMISES also being known as Pine Tree Road, Cutchogue, New York. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of 4� the party of the second part forever. N, AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in anyway whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust' fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
